What a strange thing to think about, that is until you are the “Seller” with some sort of NEED to sell a home! It is really not strange at all. The key factor is MOTIVATION. What is the actual motivating factor as to a person “the Seller” coming to the decision to sell their home. Let’s dive into a few of the main reasons why Sellers Sell!
Motivation can help you climb the highest mountain so it’s no wonder that it is the number one factor in why Sellers Sell! Other factors like timing can determine the "when” of the move, and resources like moving companies, friends to help, packing and such determine the “how”, but these are all just the aftermath of the preliminary reason of “why” the sell is happening. The first reason we will explore is one that many can understand and may have already experienced! RELOCATION. So you’ve grown up in the same location always but you are now staring down the eyes of the relocation beast. Why? The number one reason people have to, want to, need to RELOCATE is due to change in a job. We tend to be creatures of habit that is until our work needs us somewhere else. Second in line to work relocation is relocating to be near family and friends. This could very well be the exact opposite! Maybe work or grad school took you away from your roots? Ready to go back home? RELOCATION!
In an ever so changing world we find ourselves in need to evolve with the times we are facing. Plenty of people find themselves in spaces maybe they have been in since the college days that just dont work anymore for a family of 4 or even for a young professional. It is time for the “upgrade” or for “expanding”. When we are feeling like the walls are caving in and you are no longer a one closet girl or guy, or that without a basement and with 5 kids this JUST ISNT WORKING ANYMORE!!!! Your motivation is quickly raised and you are ready for an upgrade my friends! So on the complete other end of the spectrum, there are tons of people ready to be done cleaning a 4000 square foot home that really only sees others around the holidays, or the ones who have been waiting for this day for so long to travel the world and no longer find the value in the 5 bedroom home. Enter our “empty nesters” and our “snow birds”. The want to downsize not only motivates these situations but it is the main driving force! Downsizing often comes with the need to maximize proceeds in the sell of the home so that they can adventure on!
Unfortunately the motivation is not always what we wanted or ever expected for ourselves. Another major motivation factor for sellers selling a home is because of some kind of financial distress. This is never what people want to think about but the grace in this bad situation is that you have real estate to fall back on to use to sell and get you out of this mess. Another not so happy thought for a motivation factor for more people than are willing to talk about it, is health. Yep you heard it right, people have to make hard decisions sometimes when it come to their health. Selling a home to move to an area with less traffic and less stress, or to an area with less pollution so that you can feel better and be better, that is a harsh reality that people have to face more than we would like to think.
We just ran through a few of the many motivation factors out there for sellers deciding to sell. We are in a time right now that has changed people’s motivation factors more than ever. Coming out of a year and a half of national shut down pandemic style, people are realizing and revisiting the things that are most important to them. This is causing a huge shift nation wide for the Sellers and the motivations they use to have Vs where they are now. More and more people are staying planted, a new contentment has washed over us after going through so much time alone and in a state of panic. The simple things are not so simple anymore and life seems so much more restricted. People are frozen in fear of what’s next and now that you can clearly work from anywhere, it is much easier to decided where the anywhere is going to be. With the lack of inventory in the real estate market we are seeing 2 different types of sellers. The seller who is so excited to sell and ready to rock and roll with the new high standard of what this market will put in their pocket, and the seller who would love to capitalize on the market but is not sure where they would have the opportunity to go from there.
Let me be clear it is a sellers market for now. If you are someone who is being motivated by a life changing motivation factor to sell, then by all means sell! We need you to and want you to sell for our buyers out there and to balance out the inventory!
