Well, you might be considering buying a home, or maybe selling a home. So, how do you pick an Agent to represent you on either side and what does that even mean? The fiduciary duties of both a Buyers Agent and a Sellers Agents are very much alike. However, for obvious reason (buying vs selling), these Agents have two different jobs.

So, you are ready to purchase a home… now what? What does that really in tell? And where do you even start to look for an Agent. Well, the stats are out there, a large percentage of people start looking on the internet, a ton of people have some kind of personal connection to an Agent, and others try to do it alone. Here is the beauty in hiring a buyers Agent…. Most of the time (of course there are one off situations) as the Buyer, you are not paying the Agent who is representing you, the Seller is. Did you hear that? You get a qualified and licensed Broker in the state of Colorado to advocate for you, hold your hand, guide you, and you don’t have to pay them. Why would you not hire an Agent, should be the real question?

Here are a few characteristics to look for in your Agent. It doesn’t matter what source you rely on to find one, but make sure it is at your discretion and not just because they had great reviews, or 'it’s your Aunt twice removed. Make sure that the Agent you choose is: Knowledgeable, knowing the current market and competition is key to a Buyers success! Make sure that your Agent is an exceptional communicator, the level of skill your Agent shows in negotiation could be the deciding factor of you getting the home of your dreams. You will want to make sure that your Agent is available and prompt! You can’t purchase a home if you can’t get out to see it! You also need to be flexible so that in a competitive market you have the best chance of success! These are just a few great key point to make sure you find the home of your dream as well as the best advocate!

Or, maybe you are ready to sell your home!! How exciting is that?? Well as exciting as it can be , it can also be just as stressful if you don’t have the right agent on your side. or one at all! The value of a listing Agent is immeasurable! The truth of the matter is, selling cost money too, and time is money! It is a known fact that in most markets good or bad, it truly does pay off (time and money) to hire an Agent. Typically (not always and it is negotiable) the Seller is responsible for providing commission payment to the Buyers Agent and the Agent they hire to sell their home. This amount is solely up to the agreement set forth between the Seller and the Agent. So why hire an Agent??? Here’s why, they are licensed and qualified, they are experts in their field, they market for you in a way they know works for this industry, they advocate for you to get your home sold in the best amount of time and for the most money, they field the calls, they provide the services from documentation, to recording of the transfer of title! These are just a few of the things that your Listing Agent does!!

How do you pick one? Well, the same resources apply to the general public as we talked about with the Buyers. Most of the characteristics are there as well, however, here are a few specifically to sought after in the qualities of a Listing Agent: Know what they are charging in total and ask for a Net sheet! This will help you understand your all in numbers and proceeds from the get go! Look for strong work ethic and attention to detail! This Agent is going to be the face of your home, he or she will be answering questions on your behalf, maybe hosting an open house, and representing you! And finally, know how they market, where they market, and what their marketing looks like. This Agent will be writing descriptions about your home, having professional pictures taken, placing a sign in your front yard, and creating flyers and mailers exposing your home to the public, its in your best interest and the level of success you will have to know these few things!
