So you have made the decision to Sell your home! How exciting!! So now what?? Have you ever been in this situation and had no idea where to start? Well, look no further!! Top 5 tips to sell your home (faster & smarter):
Gather your people - Huh? who are my people? Like the saying goes, “It takes a village”, Selling a home, “Takes a small team of experts”. Some might say this would be further down the Seller’s to do list when deciding to Sell, not us. Here’s why, not only do we encourage a few key steps to prep for Selling, but we also want to make sure that those step are well supported, by us! Your people or “your Team” will consist of, your Real Estate Agent, your Title Company and Closer, the photographer, your home owners insurance person/ company, and any /all current “owners” of the home. The success you will have when working with a great team will be the key to the ease and quickness of the Sell of your home!
Let your Agent Guide you - If you have chosen an Agent that is passionate about their work, they will not treat it like a job! Once you have signed the agreement with your Listing Agent, allow that person to be your Real Estate Sherpa! They love what they do! What might stress you out, may be their bread and butter! Your Agent will walk your through the proper commission approved listing documentation and disclosures necessary to Sell your home, they will coordinate the marketing efforts for you, they will coordinate showings and open houses, and ultimately, they will advocate for you throughout the entire process and sit with you at the closing table!
Prep your Home - Here is the fun part (I guess that statement depends on who you are :) ). You want to present your home as if you were the Buyer coming to see it. Think about what you might want to see? smell? what you might touch (opening cabinet/ closet doors), or even how you might feel? So a few things to do would be, make sure that the curb appeal, well, is actually appealing! Clean up the yard, mow, rake, trim, whatever you believe the new owners would be blown away by as a first impression! Declutter… I know. Remove the things that you have been holding on to “just in case”, and organize the things you will “get to later”. Now is the time! If you are having trouble deciding, ask you Sherpa (Agent). Also, just as the look and decluttering is important to finally get to, so are those small annoying little repairs you know you need to do. Now is the time to, change that light bulb, fix that drawer, reinforce that trim piece, or caulk the tub! All of these things will help sooooo much during the process!
Know the Milestones - It is very important that you and your Agent go over what this process in tells! As a Seller, you will have some kind of motivation to get to your next adventure, whatever that may be. So knowing what major events make getting there sooner or what steps you will need to provide paperwork or attention to is important! Things like, are we live??? You agent will be uploading a beautiful listing of your home, once it hits be ready for the showings to begin! OMG, you got an offer!!! YAY. Now what? This is a great time to revisit the information and talk to your Agent about what comes next! Buyer dropped the Earnest money, step one complete! Inspection day is here, then what? Appraisal came in at value, what does that mean… and finally its closing day, what do I need???
Closing Day - What a process, wow, time really does fly! These are the words we hear from Sellers all the time! Truly, with a great support team behind you, and your Sherpa guiding your way, hopefully that is exactly how it felt! So, are you ready to close? What does that mean?? Well you made it past all the dates and deadlines (milestones) of the contract in agreeance and its time to sell your home officially! Make sure by this day, you are ready to be out of the house completely (or unless otherwise agreed upon). The Buyer owns the day of closing in the state of Colorado, and chances are they want to get into their new home as soon as the docs are signed! Pack along the way! Dont wait, you will be sad you did! Change your address, stop/transfer utilities, be courteous and at least leave it sweep clean, leave the new owner a little note regarding things you think they might want to know about the home, and say your goodbyes.
