As a Buyer in the Denver market its essential to have a plan! So let’s talk about how to start on your journey!

Step One - Get Qualified - What does that mean? Well, this is one of the biggest steps of the prepping! Adding the right Lender to your Dream Team can make all the difference in the world! Choose a Lender with experience and knowledge in processing Real Estate loans. Your Lender should have a clear understanding of your objectives so they can secure the best loan product for your unique situation. The right Lender will be by your side from the beginning of the application process until the final document has been inked! Choosing a Lender that works well with your Agent will ensure the success of the transaction and help create a pleasant, memorable home buying experience.

Step Two -Choose an Agent - Do not do this alone! Let an expert guide you on your Journey! As a Buyer you will not be required to pay commission to your Agent! The opportunities are endless when you choose an Agent who you listens to you and has your best interest in mind. Your ideal Agent should be an expert in your targeted market, a strong communicator, have a great rapport, and possess the latest tools and technology to ultimately deliver the results you want!

Step Three - Set A Search - So now you have your Dream Team set up! Your Agent will be asking you questions and listening closely to understand what you are looking for in a home. Be clear about location, size, schools, and any other aspects that are important to you. Once you have attained approval from your Lender and set your price range, it’s time to dial in the wish list and get to work with your Agent. Let the search begin! Your Agent will set up an MLS search with your selected criteria, and you can do your homework by researching locations, driving neighborhoods, and knowing what the make or break points are for you!

Get out there and LOOK - Be flexible, keep an open mind, and get out to see some homes! Set up times and days with your Agent to set your showings. The more homes you are able to view, the more prepared you will be to pull the trigger when you find “The One”.

Step Four - You found the home of your dreams, now what? - Your Agent and Lender will work with you to dial in the perfect offer. This will include the offering price, the dates and deadlines, and the fine tuning of the specific terms of the offer. Your Agent will go to bat for you and qualify you to the Listing Agent in order to get you under contract to purchase the home! It is very important to go over the entire contract and process so that you are aware of milestones (Earnest money delivery, Inspection, appraisal etc) along the way! Surprises are fun on your birthday, but not when purchasing a home!

Step Five, Closing Day!!!! - The day that seemed so far away at first, but just snuck up on you! Your Agent will accompany you to the closing typically held at the office of the Title Company of choice. The Title Company is responsible for conducting the closing for the Buyer and Seller, recording documents, and notarizing the documents to transfer title ownership!
