Here are 5 BE’s all buyers should prepare for in this crazy Denver Housing Market!!

Real talk, the Denver market is on fire right now. Buyer and Sellers, now is the time and for very different reasons. Buyers this blog is to better prep you to step into an exciting and competitive home purchasing experience! By the time you actually experience the thrill of competing for “the house of your dreams”, you will have already picked your dream team to guide your journey and take the adventure with you. A quick recap on what that means: Dream team - the hand picked and chosen experts which consists of your Lender, your Broker, and all of your insurance people! These are your professional Sherpa’s for each step along the way! How extraordinary!! Fast forward past getting pre-qualified with your lender, and setting up your dream home search with your broker, and you are ready to hit the market!!!

Deep Breath. So how are you suppose to go about this? Especially since you have heard from one set of friends that when they bought their home they had to beat out 25 other offers and it was so stressful, and from another friend you heard they over bid on the home they FINALLY got it done by offering over the purchase price $20K, and your best friends Aunt’s Sister didn’t have either of those struggles and put in one offer and got everything she wanted…. AHHHHHHH…. Have no fear. Buying a home and investing in your future is the safest and best decision you will ever make in your life!! As long as your Sherpa’s are on top of it and communication is solid, you’ll be ok! But in the mean time, here are Armor’s 5 BE’s to help you navigate well!

1- BE EDUCATED - Seems easy enough. However, very few buyers are actually fully prepared and educated for this process. How to educate? Well first off know that each person’s home buying experience is different so let go of all the preconceptions of your friends and family’s experiences. Another way to educate yourself is to ask questions and make sure you get the full understanding. Also make sure you are aware of your qualification and the amount of money you are comfortable spending monthly, because most likely these 2 things will not equal out. Make sure to drive the areas you “think” you may want to live so that you are SURE when the time comes to hunt! Get an update from your Broker on the current state of the market in the area and price range you are looking in so that you are well prepared to compete if necessary!

2- BE REPRESENTED - Hopefully by this time you already put together your dream team. We can not express enough how important this is to achieve your goals! You will have an advocate for you and they are there to protect you and your biggest investment!!

3- BE AGRESSIVE - Please do not misconstrue this step thinking we mean that you should offer an outrageous amount without seeing a home. NO! By this we mean, knowing what you want and be prepared to pull the trigger when you feel the tingle in your heart and the flutter in your belly telling you this is the one! This also means going into it with the expectation of having your offer accepted, and knowing what the make or break aspects are and what you are flexible on!

4- BE SMART - Like it was said earlier, your Brokers job is to advocate and protect you throughout this process. This person should know exactly when you should make specific moves to better an offer, but they should also be very honest with you if over bidding and pushing out of your comfort zone is not the best option for you. There may be a time when the home you think you love so much is just out of reach, and as your Broker will tell you that day (and it is true), this isn’t the one, we will find you the perfect home, be patient.

5 - BE ready to have your offer accepted - When you follow these steps and take the leap when it is time and when it is smart, while being guided by the professionals you have selected, your offer will indeed be accepted! Trust the process, trust your team, and trust yourself, no one knows you better than you.
